16th of July 2024, The Hague – Main Capital Partners announces its majority investment in Xitres, a leading provider of software solutions within the Dutch (for-profit) residential real estate sector. Property management software is one of the core focus markets of Main, in which the company gained substantial experience through a.o. portfolio companies Zig (NL) and Unik (DK). With the majority stake in Xitres, a third platform investment in this domain will be added to the portfolio.

Xitres, founded in 2007, is a leading provider of software solutions within the (for-profit) residential real estate sector. Operating from their headquarters in Hengelo, the company has established a prominent position in the Netherlands, serving major asset and property managers such as Vesteda and BPD Woningfonds, as well as leading property developers such as Van Wonen, AM and Van Wijnen. Through its software products NieuwbouwOffice (NBO) and VerhuurOffice (VHO), Xitres supports it clients in digitizing and automating the sales and rental processes for both new construction projects and existing properties. Last year, Xitres launched Nieuwbouw.nl, a national platform for new-build projects that currently lists over 30,000 newbuild homes.

Market-leading product offering 
Xitres offers innovative cloud-based CRM solutions that enable clients to digitally manage the entire customer journey throughout the sales and rental processes while facilitating efficient communication with potential buyers and tenants. Given the significant housing shortages in the Dutch market, the need for innovative and robust tooling that optimizes such processes has become more relevant and crucial than ever. Xitres remains at the forefront of innovation within the PropTech domain, whilst continuously developing market-leading propositions.

Collaboration between Xitres and Main 
The current management team of Xitres will retain a significant minority stake and will remain closely involved post-closing. With Main’s expertise in the PropTech domain, supported by investments in Zig, Unik, and Axxerion, the growth strategy will focus on further product innovation within the real estate market and international expansion. Additionally, given its market-leading position in the Netherlands, Xitres is well-positioned as a starting point to pursue a smart & selective buy-and-build strategy focused on complementary product functionalities and international expansion. By combining collective strengths and expertise, Xitres will be even better equipped to meet customer needs and offer more innovative solutions to the market.
